The Market Just Balanced Here’s Why It’s a Great Time to Buy Your First Home

I’ve been talking to a lot of buyers lately who are wondering if they should “wait for the bottom” before purchasing — hoping prices might drop just a little more. I completely understand the hesitation, but here’s the reality: the market rarely rewards waiting. Right now, we’re in a unique moment where conditions actually favor buyers — and those who move sooner rather than later are likely to come out ahead.

One of the biggest advantages you have today is choice. There’s more inventory on the market than we’ve seen in quite some time, which means you can be selective — compare homes, neighborhoods, and price points without the bidding wars and pressure we saw in past years. But this won’t last forever. Historically, when supply levels rise like this, it’s followed by a tightening market where competition and prices both climb.

Pricing is also working in buyers’ favor. Sellers are listing more realistically and open to negotiating, which means there’s real value to be found right now. By the time the market clearly starts to rebound, those opportunities will be gone.

And while interest rates have adjusted, they’re still reasonable compared to long-term averages — and most importantly, they give you stability. Waiting in hopes of catching a slightly lower rate can backfire if prices rise in the meantime, offsetting any savings. Remember: you can always refinance later, but you can’t go back and buy at yesterday’s prices.

Real estate always moves in cycles — and when the market shifts back toward sellers (as it inevitably will), the buyers who took advantage of this window will be glad they did. Delaying a decision could mean paying more for the same home later or missing out on the one that’s just right for you.

If you’ve been thinking about buying, now is the time to explore your options. You’ve got more selection, fair pricing, and an opportunity to negotiate — all things that don’t usually line up at once. Let’s chat about what that could look like for you and start putting a plan in place while these conditions are still in your favor.
